Illustrated card cover with yellow coloured titles to the front panel. A small, not exhaustive, history of Black Rock House, in Sandringham Victoria, that was built in 1856 for Charles Hotson Ebden. It gives a small potted history of the house, of its various owners and history of the area. A little creasing to the book corners with rubbing of the book edges and panels. Stains,? grease, to the top right-hand corner of the front panel and intrudes upon the verso of the front cover, the stain has also gone to the top right-hand corner of the rear panel. There is a crease running from the right-hand corner of the rear panel to 3/4 the width of the back panel. Size: 8vo - over 7¾" - 9¾" tall. 12 pages,. Please refer to accompanying picture (s).
